Walking into a listing tour is like a box of chocolates, you never know what youre gonna get! That's what Forrest Gump said, right?
Kidding aside, I have been inside more homes than I can count and I have seen plenty of interesting quirks amongst all of the builders, renovations and "diy projects" from over ambitious owners. Some of these unique features can disillusion buyers and discourage them from considering the home, even if it is the perfect price, location and more. Here, let me tell you a quick story.
I was helping some buyers tour for their dream home in McLean and we thought we found the one. Right in the neighborhood they had been scoping out for weeks, the right number of bedrooms, a fantastic lot of land, dazzling updates, totally move-in ready.
The catch? Upstairs, there were 4 bedrooms, including the Primary Suite that had its own en-suite bathroom. Two of the bedrooms had a Jack and Jill bathroom between them. But get this: the 4th bedroom had no direct access to a bathroom. So, whoever stayed in the 4th bedroom would have to walk through someone else's room to use their Jack & Jill bath.... definitely a "pulling the short straw" sort of situation. The buyers were understandably discouraged by this, not wanting to subject their children to navigating this strange layout. But at the same time, this home checked ALL of their boxes, but this seemingly big roadblock stood in the way.
Now, here is where Jillian Hogan Homes saves the day (dun, dun, nah-nah!!!) After being in the game for so long, you learn how to get creative and know to ask the professionals. We have so many awesome contractor connections who specialize in seeing a space's potential and making it a reality. I mean, it is amazing what putting up or knocking down some drywall will do for a home! After going under contract, we scheduled walkthroughs with licensed, trustworthy contractors who gave our clients multiple options to resolve the non-bathroom issue. And just as soon as the problem arose, it was handled by the pros!
So, the moral of the story is this: Don't be turned away if a home you like has a weird floor plan. With some patience, investment and time, you can customize your space in a lot more ways than you would think is possible! That's why you work with real estate experts like Jillian Hogan Homes. We can help you turn a unique home into your dream home!
'Til next time,
