The Victory Center may be up for sale, again.
The large office building with plenty of parking is located just east of the Van Dorn Metro Station at 5001 Eisenhower Avenue, and the owners may be ready to sell, according to reports.
The Victory Center has been vacant since it was built more than a decade ago. Whether it will remain an office building or be redeveloped is unknown.
The current owner, PGIM, has contracted with Cushman & Wakefield commercial real estate brokers to market the property. The 607,000 square foot Class A office building was renovated just a few years after it was built to meet rigorous federal building security standards. The building sits on 16 acres and is located across from an industrial and warehouse area in Alexandria’s West End.
Several high-profile potential tenants have considered moving into the building.
The building lost out on tenants in the Base Realignment and Closure (BRAC) process in 2009, when government officials instead chose the Mark Center in Alexandria for thousands of DOD workers and contractors.
After the $60 million renovation to help the Victory Center meet federal security requirements, the Transportation Security Administration announced it would move there in 2017 and redevelop the site to include additional buildings, a parking garage and retail — but a federal judge blocked the move, citing a violation of General Services Administration (GSA) rules. The GSA eventually chose a location in Springfield, and the TSA will move there in 2020.
Later in 2017, the Drug Enforcement Agency looked at the Victory Center as a potential new headquarters, but decided to stay put in its Pentagon City building. Victory Center owners sued DEA over that decision, and the lawsuit is pending.
A price for the property has not been set, and it is not yet listed on Cushman & Wakefield’s property site.
