Representatives for Eastwood Properties, Inc. presented a nomination to increase the residential density for a 6-acre parcel of land southwest of the intersection of Richmond Highway and Mount Vernon Highway.
The nomination was part of the ongoing Site-Specific Proposal Amendment (SSPA) process, where developers and other interested parties can nominate land for redevelopment. There are multiple such sites in Southeast Fairfax County going through this process.
Eastwood Properties representatives recommended that the area be studied and developed as part of the larger area of land at the intersection of Richmond and Mount Vernon Highways, known as Recommendation Area #5.
This would ensure that any development would be compatible with the Richmond Highway Corridor Improvement Project (RHCIP), which is currently in the design phase.
A variety of housing and maintaining appropriate density and scale are an important part of the future development of the Richmond Highway corridor, according to Fairfax County staff from the Department of Planning and Development.
Final votes on 5 of the 7 nominations (PC19-MV-003, PC19-MV-005, PC19-MV-006, PC19-MV-009, PC19-MV-011) will take place on Sept. 15 at 6:30 p.m. online. Final votes for Belle View and Engleside (PC19-MV-007 and PC19-MV-002, respectively) will take place on Sept. 22 in the evening.
From there, nominations will need to undergo further review and study by the Planning Commission and Board of Supervisors with more opportunity for public engagement during that process.
