The new owners of 301 N. Fairfax St., a three-story office building at the corner of North Fairfax and Queen streets, are asking the city for permission to demolish the office building and build a multifamily residential one.
"The applicant proposes to demolish the existing obsolete office building and redevelop the property with a four-story multifamily condominium building with a below grade parking garage. The proposed building will contain 48 residential units and 67 parking spaces. Open space for the residents will be provided in a courtyard and terraces at the ground level. Additional open space for the building will be provided in outdoor terraces on the third floor and roof decks for the upper-level units," according to documents provided to the Planning Commission.
The new owners are people whose primary addresses are in Florida and the United Kingdom. The project owner-applicant is LH 1-Manager LLC, a D.C.-based company owned by Mony Lamont Hoffman.
There are no architectural plans publicly available, but the building will not be taller than 50 feet. There is no construction timeline available yet.
