Old Town North Alliance
Demolition has started on the former WMATA "Bus Barn" on Royal Street.
Demolition has officially started on the former Washington Metropolitan Area Transit Authority (WMATA) “bus barn” to make room for a large new residential development.
That development of 286 apartments will include 12 afforable units, that will not be priced higher than the maximum allowed under Federal law for households with income up to 60% of the D.C. area’s median family income. The units will remain affordable for 40 years, and families will have to recertify their income on an annual basis to stay in those apartments.
Right now, the median family income in this area for a family of four is $121,300. Sixty percent of that is $72,780.
The WMATA garage at 600 N. Royal St. had been vacant for several years, and Trammel Crow Residential acquired the nearly 50,000 square foot garage for about $26 million, the company announced earlier this year.
In place of the garage, Trammel Crow Residential is building The Alexan, a multi-family apartment building with below-ground parking.
The project should be completed by the middle of 2022, according to the developer.
Hord Coplan Macht is the project architect and Parker Rodriguez Inc. is the landscape architect.
