November was a good month for home sales in Northern Virginia: Prices were up and it’s still a seller’s market.
“The number of November home sales in Northern Virginia has not reached this level in 15 years,” according to Nicholas Lagos, associate broker with Century 21 New Millennium and 2020 president of the Northern Virginia Association of Realtors (NVAR).
In the Northern Virginia area, 1,908 homes sold, with an average sales price of $685,445 in November, nearly 10 percent higher than home sales in November of 2019.
In Alexandria, there were about 93 percent more active listings in November compared with November 2019. New November listings in Alexandria were 53 percent higher than last year.
“More buyers than sellers caused [a] reduced number of days on the market, which of course led to multiple offers on many homes,” said Reggie Copeland, NVAR secretary-treasurer and principal broker of CR Copeland Real Estate in Fairfax. “I personally wrote a total of seven different offers for one client in the $400K range before winning out the 8th offer during the brief Thanksgiving break.
“With low interest rates expected to continue through next year, and combined with other favorable factors, the Northern Virginia market is anticipated to remain active and vibrant through year-end and into 2021,” Lagos said.
Notable Sales and Listings in Alexandria
Here in Alexandria, McEnearney Associates Realtor Mary Ellen Rotondo represented the seller and Janet Caterson Price represented the buyer of 217 S. Fairfax St., a historic, 8,000 square foot home this quarter. The original list price was $4.95 million; McEnearney did not disclose the final sale price.
In the first few days of December, Washington Capitals player Braden Holtby sold his Old Town Alexandria home for a reported $4.35 million. The seller’s agent was Ann Duff, McEnearney; the buyer’s agent was Sue Goodhart, Compass.
Also this quarter, McEnearney Associate’s Lauren Bishop sold 428 N. Washington St., an 1801-built house thoroughly modernized. It sold for $3.75 million.
Currently on the market in the Alexandria area: River Farm, the public gardens and headquarters of the American Horticultural Society at 7931 E. Boulevard Dr., with Sue Goodhart, Compass.
On the same street, 7979 E. Boulevard Dr. is listed for $60 million by Heather Corey, TTR Sotheby's International Realty.
