If you’ve driven by Landmark mall lately, you’ll see that the former shopping mall in Alexandria’s west end is quickly turning into a pile of rubble.
Foulger-Pratt, Inova and other partners are transforming the 51-acre site for residential, hospital and retail use with significant green space. At a meeting Thursday evening, developers presented the first glimpse of proposed buildings in blocks E, G, I, and K (see site map below).

Block I sits on the east of the site, adjacent to the existing parking garage, which will remain in place. The block will host a 7-story apartment building with 390 units. The ground floor of the building will have 84,200 square feet for a major retailer (likely including a grocery component) and an additional 2,800 square feet of retail space. The building will have a modernist design featuring clean lines, light colors, balconies and courtyards.

A graphic will be featured on the side of the building.
Block K sits in the heart of the site. It will contain a four-sided 8 story apartment building with 339 residences and 26,500 square feet of retail. Architects worked hard to keep the building’s streetscapes as pedestrian friendly as possible by creating a built-in parking garage with 322 parking spots as well as an internalized loading and service area.

Blocks E and G sit south of the existing parking garage and will front the central plaza on the site. These blocks will feature two apartment buildings with a total of 390 units and 77,000 square feet of retail and a medical office building with 100,000 square feet of leasable space. A bridge will connect one of the apartment buildings to other buildings. The design will feature a mix of facades including masonry on the first level, fiber-cement, and metal panels and brick with beige pre-cast panels on the medical building.

Developers will officially submit these designs to the City in the next few weeks and hearings with the Planning Commission and City Council in the first quarter of 2023. They are determined to keep construction on a brisk pace.
“We look forward to continuing to engage in the community, get feedback, be able to show you what we’re doing, get input as we move forward. So again, this is just another step in the many conversations we will have and we are very excited to be continuing to push this forward,” said Jay Kelly, vice president of development at Foulger-Pratt, after thanking the team for their hard work on the project.
Information on other blocks will be shared at a later date, but will include home ownership opportunities like condos and townhomes and a senior living building.
