Stonebridge
At a virtual community meeting Tuesday evening, representatives from Stonebridge and Inova provided updates on the Oakville Triangle Project.
The 13-acre site is located off of Route 1 near the Virginia Tech Innovation Campus site and the Potomac Yard Metro station. It will be anchored by an Inova Healthplex which will offer emergency and outpatient medical services.
In addition, developers propose a small amount of flexible retail space that would be no more than 63,000 square feet and then ore than 1 million square feet of residential units to include townhouses and multifamily buildings. Building heights would range from 45 feet to 100 feet. The latest updates in design for the retail and residential include height variations and a break in the building facade.
Developers of the site are committed to meeting the City’s Green Building Program requirements and beyond when it comes to sustainability. While the cost and efficiency of using solar power does not make sense for the development at present, the residential buildings will be solar ready to meet the demands of the future.
Impervious surfaces will be reduced and reclaimed while landscaping will take into account biodiversity and native species. Sustainable building materials, efficient fixtures and holistic stormwater management will all be a part of the project. Retail will have natural gas options and the developer is studying whether residences will be electric or a mix of electric and gas.
A bike trail to connect Mount Jefferson Park and Potomac Yard is also planned to encourage multimodal transportation and minimize individual vehicle use.
Inova
Inova will operate on electric, natural gas and generators in order to create the redundancy needed to run a healthcare facility. A representative for Inova stressed that patient care comes first. The Healthplex will not have solar panels but is looking into on-grid renewable energy options available through Dominion which could be powered by solar, hydro or biomass energy. Additional plantings along Route 1 were added to the design of the Healthplex.
Plans for the site also include an open, green space adjacent to Mount Jefferson Park. Revised features of the space based on public feedback include creating a more open lawn area, creating an area for a non-linear, natural, exploratory play area and increased connection to Mount Jefferson Park.

A meeting on the green space will be scheduled for later in November before Small Area Plan and Coordinated Development District Meetings with the City are held in December.
Hearings for a Development Special Use Permit are expected to be held in the first quarter of 2021 with construction anticipated for the second quarter. A phased opening of the project is predicted to be in the second half of 2023.
