LANDMARK OVERLOOK
Directly across Duke Street from the site of the former Landmark Mall, construction fencing is up around several buildings, including the now-closed Big Lots, an events venue, a medical office building and a restaurant.
Called Landmark Overlook (earlier called Overlook at West End), a developer has plans for high-density residential on the site, possibly with neighborhood retail.
Construction was supposed to start already, but the financial environment with higher interest rates and other factors have delayed the project.
The developer is Hekemian, supported by land-use attorneys Wire Gill, LLP, civil engineering with Walter L. Phillips, Inc., architect BCT Design Group and landscape architect Mayan Rykiel Associates, Inc.
"Landmark Overlook is a redevelopment of an existing 8.2-acre parcel located at the SW corner of the intersection of Duke St. and South Walker St. east of the Duke St. interchange with I-395. The property is in the booming West End of the City of Alexandria, VA. The property is directly across Duke St. from the new $1 billion Inova Regional Hospital project," according to the development website.
The project will be built in phases, starting with two-over-two condo units. The next phase will include a multi-family building, and the last phases will include commercial buildings along Duke Street. The original conceptual plans called for one of the commercial buildings to be a medical office building and the other to be a hotel, though plans could change as the development proceeds.
There is still not public information on the date when construction will actually start.
