The initial redevelopment plans for Landmark Mall include a mix of residential, retail and a new fire station, according to documents submitted by Folger-Pratt, a development company, to the City of Alexandria.
An online community meeting is set for Monday, Jan. 4 at 7 p.m. so City officials and development professionals can talk to residents about the plans for the 51-acre site in Alexandria’s West End.
None of the plans are set in stone yet and Foulger-Pratt, Inova, Howard Hughes Corp. and other involved entities will be going through an extensive planning and permitting process before any construction starts.
The initial concepts from Foulger-Pratt Development include seemingly infinite possibilities for the site — the architectural documents submitted on Dec. 21 read, in part, that the mixed-use development could include retail, residential, school facilities, restaurants, commercial, theatre, hotel, athletic facilities, civic uses or any combination thereof. A maximum of 2,500 residences could be put on the property at an average size of 1,000 square feet.

“The development will provide a minimum of 3.5 acre open space network across the site, to include both a terrace park and central green, as well as additional neighborhood parks,” according to the documents.

The first phase of development will include demolishing the mall, creating new access roads onto the site and making significant access improvements at the mall intersections on Van Dorn Street and Duke Street. This will include removing the existing vehicle flyover from Duke Street to the former mall property, moving medians and doing some other “frontage” improvements. Plans also include an eventual shared-use path along Van Dorn Street and Duke Street.
