Residential and mixed-use developments are popping up all along Richmond Highway in Southeast Fairfax.
According to a recent application filed with Fairfax County, developer Lennar Corp. proposes to rezone and build 470 total residential units on 7.61 acres between Shields Avenue and Quander Road. The project is titled Alexandria Crossing in the application.
The application proposes a 6-7 story multifamily building containing 385 units and an above ground parking garage directly on Richmond Highway with 85 townhome units tapering the height down to 4 stories and 2 stories towards Quander Road.
Lennar is also connected with the Huntington Crossing luxury condo development located across the street from the Huntington Metro station, behind the Midtown Alexandria Station Condominiums.
Nearby, Combined Properties is wrapping up construction of the South Alex at the intersection of South Kings Highway and Richmond Highway. Fairfield Residential is making quick progress on The Belhaven multifamily building located at 6375 Richmond Hwy., just south of the Walmart.
The site of Lennar’s latest proposal along Richmond Highway is currently occupied by a number of private residences and the Evolution Home consignment and home furnishings store, which has operated in the Alexandria area for over 20 years.

Proposed development site and nearby projects.
0.3108 acres of right-of-way on the proposed project site belong to Fairfax County for roadway purposes. Mount Vernon Supervisor Dan Storck proposed a motion to allow the land to be included in the rezoning application but clarified: “This motion should not be construed as a favorable recommendation by the Board on the proposed applications.”
The Alexandria Crossing site is located within a quarter mile radius of the proposed Penn Daw BRT Station which is part of Fairfax County’s greater plan to transform and revitalize the Route 1 corridor.
The Alexandria Crossing application is currently scheduled to go before the Planning Commission and the Board of Supervisors in late fall of this year.
