A revised Comprehensive Plan Amendment from 2015 went before the Fairfax County Planning Commission earlier this week — and it could mean 174 new townhomes in the Kingstowne area.
A developer remains very interested in building up to 174 residential units at the site of Rudy’s, 6625 S. Van Dorn St., a restaurant and golf entertainment facility in the Kingstowne area.
The first TopGolf in the United States opened at that location in 2005, and it closed when a new TopGolf opened at nearby National Harbor. The owner of Rudy’s opened a similar concept with TopGolf’s technology in the same spot in 2022.
Back in October 2015 — nearly 8 years ago — the Board of Supervisors authorized the consideration of an amendment to allow development on the TopGolf site of up to 275 residential units and additional retail. The plan never moved forward.
The current proposal “considers 174 single-family attached residential units and no retail,” according to the Dept. of Planning and Development.
The property is under contract to be sold to EYA, a residential developer. EYA has no projects in the Alexandria area of Southeast Fairfax County, but the company has several completed projects in the city of Alexandria, including Robinson’s Landing along the Old Town Alexandria waterfront.
The current owner of Rudy’s property is 6625 South Van Dorn Street LLC. The Washington Business Journals reported that “prominent Leesburg investor David Gregory is the majority owner.”
