Housing could replace a paved parking lot next to the Victory Center on Eisenhower Avenue.
Tri Pointe Homes DC Metro, Inc. has submitted an application to the City to build a mix of townhomes and multifamily units on the nearly 7-acre site to the east of the building at 5001 Eisenhower Ave. The 75 townhomes and 64 multifamily units would comprise 16 total structures.
The multifamily units would be a “back-to-back” design which is described in the City staff report on the project as “paired stacked units with a common wall and street-facing entrances like townhouses.” 297 parking spaces would also be provided as part of the project, including garages and off-street parking.
According to the City staff report, the housing is expected to generate 17 to 28 new students for Alexandria City Public Schools. They will be zoned to attend Samuel W. Tucker Elementary School and Francis C. Hammond Middle School.
In addition to providing 139 housing units that meet the City’s 2019 Green Building Policy, the project would provide the following benefits for the Eisenhower Community.
- $40,000 for a new bikeshare station
- $75,000 for public art
- $900,000 for area infrastructure
- $1.2 million affordable housing contribution
- A bicycle/pedestrian path on Eisenhower Avenue
- Easements for future streetscape improvements
- New pedestrian crossing on Eisenhower Avenue
- New public street parallel to Eisenhower Avenue
- 1-acre of open space plus off-site open space improvements
City staff and the Planning Commission recommend that the City Council approve the project at the upcoming public hearing on Saturday, March 13 at 9:30 a.m. A copy of the meeting docket and information on how to attend the meeting can be found here.
