Carr Companies intends to redevelop Montgomery Center in Old Town North, Washington Business Journal first reported.
In a concept plan filed with the City of Alexandria last week, Carr will replace the commercial building known as Montgomery Center with 360 residential units, retail and arts components and a 418-space underground parking garage (although the project requires 487 spaces unless the City approves a parking reduction).
Currently, Montgomery Center takes up the entire 2-acre block surrounded by Montgomery, Madison, North Royal and North Fairfax streets.
Montgomery Center was managed by MRE Properties for a long time before it was sold to Carr last year. According to the center website, the building was originally used as warehouses during the 1950s before it was redeveloped for office and retail uses in the 1970s.

The center is home to 35 businesses including A La Lucia, Extra Perks, and River’s Edge Yoga. The Art League has a classroom annex in the building located at 305 Madison St.
The proposed building could reach heights of up to 108 feet thanks to an arts use and affordable housing density bonus. Bowman Consulting Group is listed as the Civil Engineer on the project and Cooper Carry is listed as the architect.
This will not be Carr Properties’ first foray into Old Town North. The developer partnered with CIM to transform the old Crowne Plaza Hotel into Venue, a luxury condos and townhome community and a new location for the performing arts theatre, MetroStage.
Carr also redeveloped 1201 N. Royal St. into Muse, an arts and condo building. The company also has plans to redevelop the office building at 901 N. Pitt St. into a multifamily residential building with an art and retail component.
