Monday Properties is interested in tearing down a short, brown brick medical office building at 1900 N. Beauregard St., according to a notification from city officials.
The building is one of four similar buildings along the west side of North Beauregard Street all owned by the company, but only one is part of the new redevelopment proposal.
The three-story buildings have a variety of uses, primarily as medical offices. 1900 N. Beauregard St. is the location of a major dermatology practice, Alexandria’s Workforce Development Center and a small café.
The 65,000 sq. ft. building was built in 1979 and is surrounded by surface parking lots and trees.
Monday Properties is proposing razing the building and removing dozens of trees to make room for a six to seven story residential building. There is no public plan currently for the other buildings to follow suit.
Monday Properties also owns the new apartment building just to the north of 1900 N. Beauregard St. at the intersection of Seminary Road. The Blake apartments opened in early 2022.
One complicating factor for this redevelopment: The building falls into the Alexandria West neighborhood that city officials are working on replanning. Because of this, city officials clarified in an email to neighborhood residents:
- Development proposals are permitted to move forward in the development review process if they are substantially in compliance with their existing approvals and/or the existing Small Area Plans (SAP).
- If development proposals are anticipated to require one or more significant amendments to the existing SAP, those amendments will only be considered in the context of the small area planning process underway.
City officials are reviewing the development submission “to determine compliance with the Beauregard Small Area Plan.”
The next community meeting in the Alexandria West planning process is scheduled for March 27, both in-person and virtually. Details about the March 27 meeting will be available soon.
