1. A Home Inspection - Even if You Waive the Contingency
In a competitive market like Alexandria’s, it’s common for buyers to waive inspection contingencies to make their offer more appealing. But waiving the contingency doesn’t mean you have to waive the inspection itself. Instead, in competitive situations we encourage our clients to opt for a pre-offer inspection. It gives you detailed insight into the home’s condition before you submit an offer - so you can make a strong bid (waiving the inspection contingency) while still understanding what you’re buying.
In a city known for charming older homes - from Del Ray to Old Town and beyond - potential issues like aging systems, unpermitted work, or quirks common to historic properties are best discovered early, not after closing.
2. Title Insurance
With Alexandria’s rich history and long property records, title issues aren’t just theoretical - they happen. From decades-old liens to previously forgotten easements, clouded titles can emerge unexpectedly.
That’s where title insurance helps. It protects you from ownership disputes and financial loss if something about the title surfaces after closing. Given that your home is one of your biggest financial assets, this one-time cost provides long-term protection and peace of mind.
3. A Property Survey
Alexandria is full of unique parcels - narrow lots, shared driveways, deeded rights, and neighbors with decades-old fences that may not align with the true property line.
A professional survey confirms exactly where your property begins and ends. It can discover encroachments, clarify easements, and prevent surprise disputes with neighbors down the road.
