If you’ve been casually browsing homes online lately, you might assume you’re seeing everything available on the market.
But increasingly, that’s not the case.
A growing share of homes in Alexandria are being sold “off-market,” through what are known as private exclusive listings. These are properties that are for sale but not publicly listed on the Multiple Listing Service (MLS) or widely visible third party platforms like Zillow (although this is in the process of changing- stay tuned.) Behind the scenes, this shift is also being shaped by a series of legal disputes and policy battles, as brokerages, listing platforms, and industry groups compete over who controls access to housing inventory.
Private exclusives can offer:
- Privacy – Fewer showings and less public exposure is attractive for many people in the DC area
- Control – The ability to test pricing or marketing before going fully public
- Flexibility – Avoiding the “days on market” metric that can influence buyer perception
In a fast-moving and sometimes unpredictable market, these options can feel empowering.
But there are also important trade-offs.
When a home is marketed privately:
- Fewer buyers may see it, which can limit competition
- Some buyers may never know it was available at all
- Access can become network-dependent, favoring those already connected to active agents or specific brokerages
- Can negatively impact home buying consumers that are not privy to off-market listings
What This Means for Buyers and Sellers in Alexandria
For sellers, private exclusives can be a strategic tool- and we’ve had incredible success with them this Spring market for our clients who have gone that route. But they’re not always the best path. In many cases, full market exposure still drives the strongest results.
For buyers, the shift is more consequential. If a meaningful portion of homes are being sold off-market, relying solely on public websites means you may be missing opportunities without even realizing it. This is where good representation is essential.
