Dubbed The Foundry at Carlyle, it's a new name for the 47-year old industrial office space at 2470 Mandeville Lane that will be converted into a 16-story development featuring apartments, ground-floor retail, a food hall and a co-work space. The building is set to open later this year with pre-leasing of apartments beginning in September.
The Foundry at Carlyle name is a nod to Alexandria’s founding trustee John Carlyle and the contemporary Carlyle District in Alexandria.
“At its foundation, The Foundry at Carlyle captures the value of converting urban industrial space to higher and better uses that introduce a new concept of urban living balanced with the privacy and luxury of open, large warehouse-inspired spaces,” stated Robert Cohen, CEO and president of Perseus TDC.
“This project is the first step in igniting tremendous growth for the Carlyle District and providing residents with an opportunity to join Northern Virginia’s expanding technology scene in an amenity-rich and vibrant neighborhood.”
Reuse and adaptability will shape all aspects of the exterior and interior designs, from reclaimed and raw textured wood to steel detailing, speaking to the revitalization of the building as well as the region. The loft-inspired unit interiors will be marked by earthy matte colors, exposed concrete high ceilings and columns, and mosaic tile floors, accented by open floor plans, large windows and barn doors, ranging from studios to two-bedroom units.
Retaining the original character and architecture of the building that formerly housed the General Services Administration for many years, The Foundry at Carlyle will offer a unique blend of restored features and upscale modern amenities across nearly 20,000 square feet of elevated amenity space. Residents will be greeted with an expansive ground-floor double lobby area and experience more than 10,000 square feet of rooftop amenity space.
The building’s amenities will include:
- Rooftop pool with outdoor heated deck and entertaining area including indoor-outdoor lounge, fireplace and dining spaces
- A three-story fitness facility
- A lobby with a home-inspired lounge and concierge
- Workshop area
- A two-level sports bar/game room
- A pet run and spa
- A three-level parking garage
- A ground-floor food hall and co-working space from ALX Community Partners Scott Shaw, Kelly Grant and Andrew Galbraith.
At full build-out, The Foundry at Carlyle will be made up of 16 floors, 520 apartment units, including 50 studio units, 292 one-bedroom units and 178 two-bedroom units.
The building will be anchored by 25,000 square feet of new ground-floor retail from local Alexandria entrepreneur Scott Shaw, including a 12,000 square foot, 250-seat indoor-outdoor food hall home to 12 different vendors, private mezzanine space and outdoor gaming area and a 13,000 square foot, public/private shared co-working space. That portion is not slated to open until sometime in 2020.
The food hall will feature a mix of 11 chef-driven concepts and a craft-cocktail bar, according to Perseus TDC. The spacious morning-to-night food hall will form a community anchor for area residents and visitors.
Marked by luxury finishes and communal lounge seating for dining and relaxing, this new dining destination will be equipped with indoor mezzanine space designated for private events and parties, alongside an outdoor seating area with communal activities.

The Foundry at Carlyle is located two blocks from the Eisenhower Metro stop and across from the 22-screen AMC Hoffman Theater and future Wegmans grocery store.
