EYA, LLC, a Bethesda-based leader in urban infill residential development, and Simpson Development Company, Inc., have secured entitlement for 333 N Fairfax, a new 32-unit townhome community in Old Town Alexandria, the company has announced. The milestone marks a significant step toward transforming the underutilized office site into a for-sale residential neighborhood that reflects the character and history of Old Town while honoring the needs of today’s buyers, the company said.
The approval marks a key milestone in one of the region’s most supply-constrained and highly regulated submarkets. As one of the last remaining infill opportunities of scale in Old Town, the project represents a rare chance to deliver new townhomes at meaningful density. Located just three blocks from King Street and one block from the Potomac River, the community will feature fee-simple townhomes, including two affordable dwelling units, each thoughtfully designed with private elevators, rooftop terraces and select homes offering views of the Potomac River.

EYA secured approvals in a mere 13 months, with unanimous support from the City of Alexandria’s Board of Architectural Review, Planning Commission and City Council. The process reflects a highly collaborative effort with city staff, stakeholders and members of the surrounding community, with neighbors speaking in support of the project at multiple public hearings. The project is expected to generate significant long-term value for the landowner while contributing new housing inventory and tax revenue to the City of Alexandria. The approval also highlights a broader trend of converting aging or underperforming commercial properties into residential uses in walkable, supply-constrained markets.
