Holden Sabato, Director of Development for The Silverman Group, is enthusiastic about the firm's latest project in the heart of Old Town Alexandria.
“We’re excited to bring a boutique residential experience to King Street that blends thoughtfully designed homes with retail that adds to the energy and character of Old Town,” Sabato said.
The Silverman Group is a privately owned real estate development and private equity firm headquartered in Basking Ridge, New Jersey.
The story begins with a family's matriarch who originally owned 615 King St. She acquired the property more than half a century ago, laying the foundation for what would eventually evolve into a modern redevelopment mission. In 2021, the team turned its attention to the adjacent 621 King St., recognizing a rare opportunity in one of the city's most sought-after retail corridors.
When it came time to market the retail space, artisanal favorite King Arthur Baking Company, based in Vermont, became an early success.
“They came to us through the broker, we met them over Teams, and quickly signed a deal,” Sabato recalled. Shake Shack followed a similar timeline, and together, the tenants will anchor a vibrant retail presence along King Street.
"It’s one of the best retail corridors you can imagine, it’s such a nice artisanal use of the space," Sabato said.
The building itself is designed to stand out. The three-story residential development for the apartments sits above the retail space and will offer 24 boutique apartments, including studio, one-bedroom and two-bedroom residences.
“Developing in Old Town comes with unique challenges, but it also pushes us to be more thoughtful,” Sabato noted, “We focused on maximizing natural light, views and modern livability while respecting the character of the neighborhood."
Residents will enjoy upscale finishes throughout—from premium appliances to thoughtfully designed common areas. Amenities include a fully equipped fitness center, a resident lounge with kitchen, a private meeting room and a rooftop terrace overlooking King Street and the Potomac River.
While the property does not include on-site parking, residents benefit from exceptional transit access, including the King Street Metro and the free King Street trolley running along the corridor. The Silverman Group will manage the property directly, ensuring a high standard of service and operations.
The building’s strategic location also offers exceptional convenience, with walkable streets and easy access to public transportation, making it ideal for those seeking to experience Old Town's distinctive character.
The project is on track for a full opening in late August, with retail tenants expected to open in mid-summer. While currently the Silverman Group’s only property in Alexandria, Sabato hinted at future opportunities across the city.
“This boutique building—its apartments, retail experience and attention to detail—is truly one of a kind in Old Town,” Sabato said.
“What began as a family-owned property decades ago has evolved into a project that still reflects that same long-term commitment to the community," he continued, " and we can't wait for residents and visitors alike to experience it."
