Del Ray + Rosemont: So Hot Right Now

Alexandria's headline home price is usually quoted somewhere around $688,000. It is a true number and a nearly useless one, because it blends West End condos, Landmark townhomes and waterfront estates into a single figure that describes no actual neighborhood. The closer you look, the less the citywide average tells you — and in Del Ray and Rosemont, it tells you almost nothing.
Across 51 fee-simple homes that closed in Del Ray and Rosemont between January and mid-June 2026, a sharper and faster market comes into focus. These two neighborhoods are not simply strong corners of Alexandria.
On the measures that capture buyer demand - how fast homes sell, and how close they sell to asking - they outpace the city as a whole, Northern Virginia as a region, and the United States as a market.
ONE: SPEED
Homes sell in days, not weeks
The typical Del Ray or Rosemont home went under contract in a median of five days. Two-thirds were under contract inside of a week. For comparison, the regional average sat at 15 days this spring, and the national median ran to 37. Put plainly: homes in these two neighborhoods are clearing the market roughly three times faster than Northern Virginia overall, and about seven times faster than the country.
TWO: COMPETITION
Sellers are getting their price — and then some
The median home in Del Ray and Rosemont sold for a full 100 percent of its asking price. Two out of three closed at or above list, and 39 percent sold over it outright. Nationally, fewer than a third of homes cleared their asking price this spring. The gap is not subtle: where bidding above ask is the exception in most of the country, in these neighborhoods it is closer to the rule.

THREE: SCARCITY
Demand is concentrated, and supply is thin
Northern Virginia is already a tight market - 1.93 months of supply, against 4.5 months nationally. Del Ray and Rosemont run tighter still, with only a handful of active listings between the two neighborhoods at any given moment this spring. That scarcity is the engine underneath the speed and the bidding: a small, steady stream of homes meeting demand that consistently outnumbers it.
Price follows from all of it. The median Del Ray or Rosemont sale landed near $1.19 million - a clear premium to the citywide median, to the Northern Virginia median of $812,000, and to the national median of roughly $429,000. That premium is not the story on its own; it is the receipt for the demand the other numbers describe.
