American Real Estate Partners (AREP), a leading institutional fund manager and real estate developer, Thursday announced the official opening of CityHouse Old Town, its luxury residential community at 1101 King St. in Alexandria.
Developed and delivered by AREP, what was once a 1980s-era office building now stands as Old Town’s first completed office-to-residential conversion, a meticulously executed adaptive reuse that blends architectural preservation, elevated design and curated retail into a new and refined residential experience in the heart of the city. Bozzuto serves as leasing and property manager, bringing its long-standing reputation of best-in-class resident service and care to the CityHouse Old Town experience.
Already 40 percent leased, CityHouse Old Town marked its grand opening this week with a celebration alongside project partners and community leaders who helped bring AREP’s vision for the King Street corridor to life. Speakers included former Alexandria Mayor Justin Wilson; Joseph Haggerty, Alexandria Chamber of Commerce CEO; Michael Borchetta, managing director at Harrison Street, the project’s capital partner; and Brian Katz, president and co-founder of American Real Estate Partners.
“CityHouse Old Town was created for those who see their home as an extension of their point of view,” said Mark Taylor, managing director of Residential at AREP. “From the beginning, we saw this as an opportunity to breathe new life into a well-known address and shape something that feels deeply connected to Old Town’s character. Our goal was to create a place that feels layered and intentional — where architecture, art and bespoke living intersect. The result is a community that honors the building’s past while offering residents a distinctly contemporary way to experience King Street.”
Originally constructed in 1983 as a 236,000-square-foot commercial office building, the seven-story structure has been thoughtfully transformed into a distinctive residential address that balances historic character with a luxe design-forward sensibility. Interiors by RD Jones + Associates introduce bold art moments and layered textures throughout light-filled communal spaces, anchored by a six-story open-air atrium and a terrace overlooking the George Washington Masonic National Memorial. At street level, curated retail — including Fresh Baguette, Orangetheory Fitness and the forthcoming DCANTER Wine Boutique — reinforces the walkable rhythm of King Street while activating one of Old Town’s most prominent corridors.
Within the residences, 106 distinct floor plans ranging from approximately 500 to 1,559 square feet feature expansive windows, refined finishes, chef-grade kitchens and spa-style baths, delivering a level of architectural individuality and craftsmanship rarely found in rental living. Shared amenities, from flexible coworking spaces and a hospitality-inspired club lounge to a 24-hour fitness center and landscaped gathering areas, are designed to support both productivity and connection. By retaining the original structure and artfully reconfiguring the space, CityHouse Old Town offers unique homes that feel intentional, and deeply connected to their Old Town setting. AREP is also pursuing Fitwel certification, reinforcing its commitment to long-term resident well-being.
“CityHouse Old Town represents the very best of what happens when thoughtful design, strong partnership and operational excellence come together,” said Caroline Berry, senior vice president, Operations at Bozzuto. “Building on AREP’s vision for the property, we worked together to create a community that reflects the character and energy of Old Town while delivering the elevated living experience our residents have come to expect. From its walkable location along King Street to the seamless service our team provides each day, this community is designed to foster connection and a true sense of belonging.”
As the premier residential community in the area, CityHouse Old Town marks a new chapter for one of Alexandria’s most iconic blocks. Located near the King Street Metro and historic waterfront, CityHouse connects residents to the pulse of D.C. and the soul of Old Town.
