Are You Saving on Commission, or Losing Out on Exposure?
Jillian Keck Hogan discusses: Are You Saving on Commission, or Losing Out on Exposure?
When it comes time to sell your home, it's tempting to focus on one thing: the commission. After all, if one agent charges less, doesn't that automatically mean you'll walk away with more money? Not necessarily.
There are absolutely situations where a discount agent can make sense. If your home is in a highly desirable location, priced perfectly, and expected to sell quickly with little effort, a lower-fee option may work just fine. But not every home falls into that category, and that's where understanding the difference in service becomes so important.
Many premium agents aren't simply charging more, they're investing more. Rather than relying solely on the MLS, they often spend their own money to maximize your home's exposure. That can include exclusive agent networks, targeted digital advertising, social media campaigns, email newsletters reaching thousands of local homeowners, creative neighborhood events that draw buyers and curious neighbors alike, door hanger campaigns, customized home staging, newspaper advertising, and premium listing platforms that continue marketing your home to interested buyers after they've clicked online.
At the end of the day, selling a home isn't just about putting a sign in the yard... it's about creating demand. The more qualified buyers who see your home, the greater your opportunity to generate strong interest, competitive offers, and ultimately the best possible outcome.
As you interview listing agents, don't stop at comparing commission percentages. Ask each agent to explain exactly what they do differently, what marketing investments they personally make, and how they plan to help your home stand out.
The right agent isn't always the least expensive, but they should be able to clearly demonstrate the value they bring. When you understand what's included, you can make a decision based not just on cost, but on the strategy that gives your home the best chance to succeed.
