Sears may be part of Landmark Mall's redevelopment plans, after all.
The Howard Hughes Corp., which owns the former Macy's and central portion of Landmark Mall, is close to working out a deal with Seritage Growth Properties, the Sears real estate investment trust company.
An agreement could pave the way for faster and more complete redevelopment of the 51-acre Landmark Mall site. Sears, at 5901 Duke Street, Sears Auto and their parking areas take up 18 of those acres.
Sears and Sears Auto have remained open even as the rest of the mall and Macy's closed in recent years. Seritage Growth Properties has the Landmark property listed as available for lease on its website here. Sears has not put the Landmark property on its list of closing stores.
Vice Mayor Justin Wilson told Alexandria Living Magazine earlier this month that there has not been any official announcement, but he believes Howard Hughes Corp. and Sears have “come to some understanding.” It is not clear yet whether it’s a joint venture, purchase of the property, some combination, or another arrangement entirely.

Howard Hughes Corp. owns the former Macy’s and the main part of the mall. Sears and its parking lot area are owned by Sears through Seritage.
With full control of the entire site, the options for redevelopment will expand for Howard Hughes Corp. Redevelopment plans include a combination of retail, residential, office and public space. Inova is reportedly considering building a new facility there.
Emails last week to contacts at Howard Hughes Corp. about Sears did not receive responses.
The Carpenter’s Shelter moved to a portion of the former Macy’s department store at Landmark Mall in early June. The shelter’s former property is being torn down and reconstructed as a purpose-built shelter and affordable housing building.
Other parts of the mall were recently used as a set for ‘Wonder Woman 1984,’ the next movie in the Wonder Woman series starring Gal Gadot, Kristin Wiig and Lynda Carter.
